在社区生活中这几项基本的景观功能场景,在交付之后依然见不到运营很好的项目。行业甚至把这些社区景观场景做成标准化模块,迭代很多次,依然少有解决这些场景在交付后运营的问题。中海松湖璟尚项目靠近松山湖,东莞本地用户也较多。项目的客研报告里,把这几项功能排序在用户关注点的前列。为了保证项目在销售时期的场景营造效果和交付之后的场景运营效果,麦垦景观的团队,带着用户思维,带着交付后运营的思维,从用户深访到策划设计,从空间、功能、场景、运营、造价多个维度,尝试去解决这些问题。

Zhonghai Songhu Jingshang project is close to Songshan Lake, and there are many local users in Dongguan. In the customer research report of the project, these functions are ranked in the forefront of users' concerns. In order to ensure the scene construction effect of the project during the sales period and the scene operation effect after delivery, the team of McKen Landscape, with the thinking of users and the thinking of post-delivery operation, from in-depth user visits to planning and design, from space, function, Scenario, operation, and cost are multiple dimensions, trying to solve these problems.

行业已经有很强的能力,把社区景观场景营造到很好的场景感,这时候更应该思考景观场景运营起来,如何去尊重人、服务人。中海松湖璟尚项目,我们通过对改善型用户对社区功能场景需求的深度研究,在景观场景营造上摸索和反复研究,尝试让社区景观能够长期运营,真实的服务到用户。麦垦景观提出五项思考:

项目背景 Project Background
项目位于东莞市大岭山镇新城中心区域,毗邻松山湖,与自然融为一体的生活是中国人的居住理想,尊重当地的生活和现状条件,回归生态自然的、审美的、园林的重造。在借鉴岭南四大园林文化传承的基础上,提出了社区中央公园设计理念,在社区公园里,最开始我们没有去布置建筑,而是把整个场地先看作一个度假的公园,再去组织度假公园式的场景流线等等,然后在公园里融入建筑,让建筑在公园里再生。用东方的居住哲学来讲就是“半园半宅”,我们正是用这种方式来回应松山湖片区大生态的思想。
The project is located in the central area of the new town of Dalingshan Town, Dongguan City, adjacent to Songshan Lake. The life integrated with nature is the living ideal of the Chinese people, respecting the local life and current conditions, returning to ecological nature, aesthetics, and reconstruction of gardens . On the basis of learning from the cultural heritage of the four major gardens in Lingnan, the design concept of the community central park is proposed. In the community park, we did not arrange the buildings at first, but first regarded the whole site as a holiday park, and then organized the holiday. Park-style scene flow lines, etc., and then integrate the building in the park, allowing the building to regenerate in the park. In terms of the oriental living philosophy, it is "half garden and half house", and it is in this way that we respond to the idea of the big ecology of the Songshan Lake area.
从奢华到尊重 From luxury to respect
主入口一直是社区景观设计最愿意投入成本的场景,首先我们反思一个问题:传统 “奢华营造”是不是用户最需要的场景?通过对当地改善型目标客户的深访,我们发现用户依然需要一个仪式感和归属感入口,其实用户需要的不是“奢华营造”,而是需要“被尊重”。设计上依然采用三进的方式:从文化上的尊重、体验上的尊重、服务上的尊重来营造入口的归家礼序。
The main entrance has always been the scene where community landscape design is most willing to invest the cost. First, we reflect on a question: Is the traditional "luxury construction" the scene that users need most? Through in-depth interviews with local improvement target customers, we found that users still need an entrance with a sense of ritual and belonging. In fact, what users need is not "luxury construction", but "respect". The three-entry approach is still adopted in the design: respect for culture, respect for experience, and respect for service to create a homecoming ritual sequence at the entrance.

从营造到运营 From construction to operation
中海 · 松湖璟尚的客研报告,把社区会客品茶,棋牌娱乐,社区书吧作为相对重要的排序。我们设计之初带着这些最基础的目标:让用户开心的在社区会客厅会客,愿意在社区书吧读书,喜欢在棋牌娱乐场所娱乐。我们带着景观场景营造到场景运营的思维,要让这些场景在有限的物业管理费用支撑下能够有效运营起来。
Zhonghai·Songhu Jingshang's guest research report puts the community meeting customers, tea tasting, chess and card entertainment, and community book bars as relatively important rankings. At the beginning of our design, we have these most basic goals: to make users happy to meet guests in the community living room, willing to read in the community book bar, and like to entertain in chess and card entertainment venues. We take the thinking of landscape scene creation to scene operation, so that these scenes can be effectively operated under the support of limited property management costs.
我们在场地中轴核心位置,结合社区中心做了下沉空间,下沉空间三面布置了会客、茶室、棋牌等这些强功能的空间,形成了以下沉空间为中心的半室内空间,且能够得到很好的采光,同时共享了下沉庭院的户外风景。与半地下主要会客空间正对的一层地面层,我们设置了游泳池悬挑于-1F顶板,雨帘跌落形成主要的视觉看面。游泳池深度以下的空间足够用来作为一个社区的书吧,书吧两侧则用阶梯的方式连接1层的花园和-1层的庭院,阶梯两侧形成庇护感极强的树下阶梯阅读空间。
At the core position of the central axis of the site, combined with the community center, we made a sunken space. The sunken space is arranged with such powerful spaces as guest reception, tea room, chess and cards on three sides, forming a semi-indoor space centered on the sunken space, which is capable of It gets good lighting while sharing the outdoor scenery of the sunken courtyard. On the ground floor opposite to the semi-underground main reception space, we set up a swimming pool cantilevered on the -1F roof, and the rain curtain falls to form the main visual view. The space below the depth of the swimming pool is enough to be used as a community book bar. The two sides of the book bar are connected to the garden on the 1st floor and the courtyard on the -1st floor by stairs. The two sides of the stairs form a sheltered reading space under the tree.

社区中心的-1层在销售期间成为了营销沙盘和客户洽谈的主要空间,在用户入住后则成为一个集中型的社区会客厅。其它的地下半室内空间则为永久性保留,很好的向用户直接展示出将来入住后的场景。很好的弱化了“营销中心”这个概念,一切以实景呈现和实景运营为核心,告诉我们的用户,这就是真实的入住后的生活场景。

The other semi-indoor spaces in the basement are permanently reserved, which is a good way to directly show the user the scene after moving in in the future. It weakens the concept of "marketing center" very well. Everything is centered on real scene presentation and real scene operation, telling our users that this is the real life scene after moving in.
这个阶梯阅读空间我们很有信心的是,在用户入住后,依然有人会在这里读书。这个空间特意设置在归家流线可选择性通过的位置上,我们给社区的中青年提供一个回家前独处的空间:可以是刷会手机看看今天的体育新闻,也可以是拿出香烟和备好的口香糖放松身心,还可以是为了避免把工作带回家里,在室外这一处临时处理完工作,社区正是用功能的形式来分担成年人的疲惫。社区书吧就在阶梯读书空间旁边,十分方便借阅图书。当然,在游泳池下的社区书吧也形成一个可以面向中庭,三面采光通透半室内空间。
What we are confident about in this ladder reading space is that after users move in, there are still people who will read here. This space is specially set at a place where the home flow line can selectively pass through. We provide a space for young and middle-aged people in the community to be alone before going home: it can be to check the sports news today by swiping the mobile phone, or it can be to take out a cigarette Relaxing with the prepared chewing gum, or to avoid taking work home and temporarily finishing work in the outdoor area, the community is sharing the fatigue of adults in the form of functions. The community book bar is right next to the staircase reading space, which is very convenient to borrow books. Of course, the community book bar under the swimming pool also forms a semi-indoor space that can face the atrium and is lighted on three sides.

这种半地下强功能围合式布局方式,让社区会客厅、社区书吧、社区茶室、棋牌室都共享了下沉庭院,作为社区的交往核心,形成围合的家庭聚会、邻里聚会空间。在华南高温环境居多的条件下,可以使用空调,极大的便于用户入住后的运营管理。更重要的是,我们在设计阶段和物业管理专业详细沟通,梳理了用户入住后的人数,功能空间的面积需求,可投入的物业服务人员的数量。这些空间在同时使用起来,物业服务人员的服务半径,从用户提出服务需求到服务人员到位的时间这几个方面都做了考量。期望这个空间会成为一个真正能够有用户会客的会客厅,有用户阅读的社区读书空间。社区用客户参与空间营造的方式,去激发园林的精神属性:社区的公共场所是邻里关系的生长地。
This semi-underground and strong functional enclosure layout allows the community living room, community book bar, community tea room, and chess and card room to share the sunken courtyard. As the core of community communication, it forms an enclosed space for family gatherings and neighborhood gatherings. Under the conditions of high temperature environment in South China, air conditioners can be used, which greatly facilitates the operation and management of users after moving in. More importantly, we communicated with the property management professionals in detail during the design stage, and sorted out the number of users after moving in, the area requirements of the functional space, and the number of available property service personnel. When these spaces are used at the same time, the service radius of property service personnel has been considered from the time when users put forward service requirements to the time when service personnel are in place. It is expected that this space will become a living room where users can meet guests, and a community reading space where users can read. The community uses the way of customer participation in the construction of space to stimulate the spiritual attributes of the garden: the public space of the community is the place where the relationship between neighbors grows.
从配套到服务 From supporting to service
游泳池在社区里一直是孩子的主场,严格意义上来讲,社区的游泳池大部分很难为用户提供好的服务。项目客研上,我们得到一个意外的数据,项目用户对运动健身游泳的需求,高于广州和深圳的用户,运动健身也作为一个重要的功能场景被摆在功能需求列表的前三里面。
The swimming pool has always been the home of children in the community. Strictly speaking, it is difficult for most of the swimming pools in the community to provide good services for users. In the project customer research, we got an unexpected data, the project users' demand for sports fitness swimming is higher than that of Guangzhou and Shenzhen users, and sports fitness is also placed in the top three of the functional requirements list as an important functional scene.
运营管理上,游泳池的进出管理、健身房的管理、吧台的管理,其实是可以由一位服务人员来完成,能够为游泳健身区的用户提供服务。同时,我们和物业管理专业也测算过这些运营成本,也是能够在有限的物业费用和场地使用费用支持下,有效的运营起来,真实的能为用户服务。
In terms of operation management, the entry and exit management of the swimming pool, the management of the gym, and the management of the bar can actually be completed by a service staff, who can provide services for users in the swimming fitness area. At the same time, we and the property management professional have also measured these operating costs, and we can also operate effectively with the support of limited property costs and site use costs, and can truly serve users.

我们把更衣室、网约教练间、健身房、游泳池林荫吧台,集合在一个地面上的盒子里。这样让有氧健身和游泳成为一个景观场景里面的功能,很好的为成年人提供服务。看护孩子的家长,不用曝晒在阳光下,还能得到一杯冰水或者冰咖啡。
We put the locker room, the online coaching room, the gym, and the bar shaded by the swimming pool together in a box on the ground. In this way, aerobic fitness and swimming have become functions in a landscape scene, which can serve adults well. Parents who take care of their children can also get a cup of iced water or iced coffee without being exposed to the sun.

N代儿童活动场地迭代后,依然看到是……年轻的爸妈在刷手机,爷爷奶奶在守候,小孩自己在玩耍……小孩是不是一定需要明艳的色彩?小孩是不是一定需要个卡通的IP?家长怎么办?孩子的成长更多的是需要家长的陪伴互动,将浅陪伴变为深度陪伴,场地塑造丰富的立体互动空间,多维度的亲子陪伴游戏体验,从真正意义上让家长融入到孩子的世界里。

Do children definitely need bright colors? Does the child necessarily need a cartoon IP? What should parents do? The growth of children requires more companionship and interaction of parents, transforming shallow companionship into deep companionship, the venue creates a rich three-dimensional interactive space, and a multi-dimensional parent-child companion game experience allows parents to integrate into the child's world in a true sense.
