海绵城市既是对自然与土地的尊重、对城市水资源问题的关切,也是国家生态文明建设的重要组成、建设绿水青山的重要举措;2015年,深圳万科第一时间响应国家倡导,携手万都时代对云城项目进行海绵城市研发和实践。
Sponge city is a respect for nature and land, and a concern for urban water resources challenges. It is an important part of national construction on ecological civilization as well as an important measure to response to the Country’s “Clear waters and green mountains” policy. In 2015, Shenzhen Vanke quickly responded to this national advocacy and worked together with Wonderland-time to develop and practice sponge city in this project.
项目概要(Project summary)
项目总占地面积近 39.4万.0㎡,建筑面积约 145 万.0㎡,规划有写字楼、产业用房、酒店、商业、商务公寓、绿廊等业态,是一座工作、生活互联的生态循环微缩版城市,是区域内创新产业聚集的核心项目,也是深圳市首批海绵城市试点及示范项目。
The project takes up nearly 394,000 m2 for total site area and 1.45 million m2 for total building area. It contains different projects types, including office, industrials, hotels, commercials, apartments, green spaces etc. Which makes it a micro-sized city linking work and life in an ecological cycle. The project is the core project for gathering innovation industry in this region, and within the first group of sponge city pilot and demonstration projects in Shenzhen.
探索 (Exploration)
深圳万科云城项目雨水承接面多为硬质界面:建筑屋面面积大,地面绿地面积小,开发节奏快、城市高密度、业态复杂、硬质地面大;并且可借鉴的行业海绵案例很少,提出可以规模实践的海绵城市系统解决方案成为亟待解决的突出难题。
The rainwater catchment surfaces in Shenzhen Vanke Cloud City are mostly impervious surfaces, due to large building roof areas, small ground green areas, fast development, high urban density, various project types, and large impervious areas. In addition, there were very few successful sponge city development cases to refer to at the time. These had become a major and urgent challenge to propose a practicable and reproducible solution for landing sponge city development.

城市环境承载着全部街区与城市公区的生活。海绵城市应走进公众视野,通过更为简易、科普化的方式解读环境,形成良好的环境教育氛围。
Urban environments hold public livings in all blocks and public spaces. Sponge city should go into public attention and create a good educational atmosphere by developing a simpler and more popular interpretation environment.
十多个海绵场景均设置了场地解说系统,将海绵带入市民的日常生活,让更多人认识、熟悉海绵城市。
In Over 10 sponge scenarios, an educational signage system is provided to bring sponge city into the people’s daily life and let more people understand and familiarize with it.
可持续·海绵后评估 (Sustainable – Sponge City Post-evaluation)
为了论证海绵的效果、海绵构造内部的变化以及不断探索可能的创新海绵,从项目海绵建成之初,万都时代从观察、检测、实验三个方面进行了持续的整体性评估。
In order to prove the impact of sponge city, observe its structural changes and explore its innovative ideas, Wonderland-time carried out a continuous evaluation by observation, examination and experiment upon the completion of the sponge city construction in this project.
观测:雨水24小时内渗空
Observation: complete infiltration of rainwater within 24 hours
检测:通过检测试验进行研究土壤下渗、植物及土壤配比对于雨水下渗的影响、下凹绿地及雨水花园的生态特性等
Examination: Wonderland-time conducted examinations for studying the influence of soil infiltration, plant and soil ratio on rainwater infiltration, and the ecological characteristics of sunken green space and rain garden.
实验 Experiments
第一版海绵庭院设计理念是以水为脉络,以场地雨水径流流线,结合庭院景观构成形式,采用断接、砾石地面、下凹绿地、生态水系、雨水利用等工法、工艺来实现海绵汇集、分散、下渗、净化及利用的全过程场景;经过近一年的观测,年径流总量控制率可达到85%以上,并且结合空调冷凝水及饮水机反冲洗废水收集完全实现庭院的绿化浇灌。
The 1st version of sponge courtyard design considered water as the thread and Rainwater runoff as flows, and combined courtyard landscape composition forms. It adopted the disconnection, gravel stone pavement, sunken green space, ecological water system, rainwater harvesting and other techniques and construction methods. It achieved the whole process of collection, dispersion, infiltration, purification and utilization. After nearly one year of observation, the volume capture ratio of annual rainfall can reach over 85%. The design also harvests air-conditioning condensation water and back-flush wastewater of dispensers, achieving a 100% greywater irrigation in the courtyard.
第二版海绵庭院主要是通过改造原有下凹绿地,不局限于粗放自然常规的海绵种植品种策略,结合改良的土壤配比以及工法结构,提高雨水花园的渗透效果的同时实现海绵景观形式的突破,打造一个能满足高端住宅定位的花境海绵场景;同时通过利用生态水系汇集的非传统水源的节水灌溉系统改造,实现能感知降雨的节水灌溉。
The 2nd version of sponge courtyard improved the original sunken green space. Besides improving the conventional but extensive sponge plants selection strategy, it improved the soil composition ratio and the construction details, improved the infiltration of the rain garden and achieved a sponge city breakthrough in landscape design. It created a “flower border” scenario for demands in high-end residential projects. It also use ecological water system to collect the non-conventional water, achieving a water-saving irrigation system with sensible rainwater.

Reproducible - Shenzhen Vanke Sponge City 1.0 System
海绵城市景观化设计及应用研究贯穿云城项目开发全过程,在此基础上形成的海绵城市1.0体系,是一种全过程指导海绵城市实施可落地、可参与、可持续、可推广的模式,由场景系统、工法图集、材料库、植物库以及管理动作等构成。
Sponge city landscape design went through the project’s entire development process. Based on this practice, the Sponge City 1.0 System was formed to guide the implementation of the Sponge City in a landable, participable, sustainable, and reproducible method. It consisted of a scenarios systems, a construction library, a material library, a planetary library, management methods etc.
