On a quiet street in Toronto’s Bloor and Lansdowne area, this development began marked by considerable drawbacks: a brownfield site, directly beside an active railway line, in an industrial vicinity, with non-residential zoning. However, the developers also identified several assets that made it attractive and full of potential for high residential and commercial value: the site opens to a public park and a high school playing field with a running track, and to the east it faces a residential neighbourhood. In addition, it is within walking distance of a TTC subway station, a supermarket, a weekly farmer’s market and Bloordale’s hip new restaurants, bars and art galleries.

Following the complete remediation of the site, BDP Quadrangle responded to this unusual setting with a three-part design-strategy so that the building’s scale, massing, and articulation will successfully integrate the building into the surrounding urban fabric. A building in the form of an S with a nine-story kinked tower toward the industrial boarders will mitigate its impact on the existing residential neighbours. The S-shaped design invites the adjacent park to infiltrate the site in the form of an internal courtyard and provides a public right-of-way through the building, enlivening the project and broadening connections beyond the confines of the site. A chevron-patterned façade, constructed from pre-finished metal panels, will make the building appear as finer, smaller components so that it will not impose on its smaller neighbours. The bold, contemporary expression is in keeping with Bloordale’s raw, artistic spirit. The solidity of the cladding and wall:window ration , will ensure a better building envelope than typical Toronto building stock.

The building combines one, two and three storey loft-style units with 20,000 ft² of commercial/office space. The high mix of two or more bedroom units will lead to a high number of families in the building, and this, combined with the commercial component, will make Enigma a dynamic hub.
